Curtain Walling Repairs & Proper Cleaning
Common
Problems:
Poor fitting this is one of the most common problems with
roof and curtain wall related leaks. When I suggest poor fitted this
can stem from the original manufactures and fabrication quality control
procedures or a lack of adequate training. Contractors also play a
major part in the chain of events with poor fitting procedures.
Leaking
and whistling curtain walling, again this was down to poor manufacture
and fitting, water ingress into office were electrical equipment was
close to hand (a potential hazard) this problem had been pointed out
previously and again remedial action was taken by means of sealant.
On
close examination we discovered that gasket between gazing and pressure
plate was poorly fitted and in extreme cases missing, in the corners
the gasket should be fitted together with chevrons and adhesive (in
almost all cases this was missing).
How
to solve the problem was simple we removed pressure plates, supplied
and fitted new gasket and refitted pressure plates, cleaned off all
sealant and checked internal drainage, it is important to note that
curtain walling will have a built in drainage system to allow any ingress
or condensation to drain through if as in this case the drainage channel
is filled with sealant the cannel will overfill and enter the building.
Below
is a very good example of the kind of problems that we
encounter when called to investigate and repair leaking
curtain walling. Faults are very often down to improper
installation and/or a fault in the manufacturing process.
