Conservatory Roof Repairs & Proper Cleaning
Common
Problems:
Poor fitting this is one of the most common problems with roof and curtain wall
related leaks. When I suggest poor fitted this can stem from the original manufactures
and fabrication quality control procedures or a lack of adequate training. Contractors
also play a major part in the chain of events with poor fitting procedures.
Conservatory
Roof Leaks: This subject is very common and usually simply answered "POORLY
FITTED" the roof itself is a separate system from the walls or
windows of the conservatory, the roves are manufactured in factory
conditions and are usually dismantled and sent out in pieces (please
note patient glazed roves are cut and fixed on site).
So
in theory the roof was manufactured square and plumb nothing missing
and hopefully tested however site conditions are different and can
vary.
The
roof system must be fitted exactly as was in the factory, it has to
be perfectly square and plumb, if the walls of the conservatory are
not square then the fitter must compensate and pack off the head of
the walls to create a level surface, the property wall will also have
to be packed. Once roof is perfectly square and fixed the roof must
be weather sealed and a lead flashing fitted between the roof and the
property wall.
In
our experience the roof is poorly fitted again this maybe lack of experience
or allocated time.

solution is to take the roof off and refit."
Another
common problem is the method of cleaning a dirty roof; I have experienced
all sorts of methods from a jet washer to somebody crawling over the
roof with a brush and soap.
"Our
solution is to strip down and clean each roof panel (there is no better
or safer way)."
Below
is a very good example of the kind of problems that we
encounter when called to investigate and repair leaking
conservatory roofs. Faults are very often down to improper
installation and/or a fault in the manufacturing process.
